Living in Palmilla: Discover What Makes This Los Cabos Community So Special
There are places in Los Cabos that are beautiful.
And then there are places that have a sense of identity.
Palmilla is one of them.
Located along the Tourist Corridor just outside San José del Cabo, Palmilla has been one of Los Cabos’ most recognizable luxury addresses for generations. Its combination of coastline, golf, architecture, privacy and proximity to San José del Cabo has created something that goes beyond a collection of luxury homes.
Palmilla has a personality of its own.
And that’s what makes it so interesting to me as a real estate advisor.
Palmilla Is More Than a Luxury Community
When people first hear the name Palmilla, they often think of luxury homes, golf and the famous One&Only Palmilla.
Those things are certainly part of the story.
But Palmilla is really a lifestyle ecosystem built around several elements that work together: Palmilla Beach, Palmilla Golf Club, residential neighborhoods, dining and shopping, and the relaxed atmosphere of the San José del Cabo area.
Palmilla Golf Club, for example, has 27 holes designed by Jack Nicklaus and was the first Jack Nicklaus Signature design in Latin America. The three courses offer spectacular views toward the Sea of Cortez.
But you don’t have to be a golfer to understand Palmilla.
The appeal is much broader.
A Place With History
Part of what makes Palmilla different is that its story didn’t begin with today’s luxury real estate market.
The original Hotel Palmilla opened in 1956, when reaching this remote part of Baja was still an adventure in itself. Over the decades, Palmilla evolved from an exclusive retreat into one of the defining luxury communities of Los Cabos.
That history matters.
There are newer communities in Los Cabos with spectacular architecture, impressive amenities and beautiful homes.
Palmilla has something those communities can’t manufacture:
legacy.
It has been part of the identity of Los Cabos for decades.
Palmilla Beach Changes the Experience
One of the most important distinctions about Palmilla is its relationship with the ocean.
Palmilla Beach is one of the area’s better-known swimmable beaches, with its protected setting along the Sea of Cortez. That creates something that is surprisingly valuable in Los Cabos: the ability to actually enjoy the ocean as part of everyday life.
For some buyers, that changes everything.
A beautiful ocean view is one thing.
Being able to walk down to the beach in the morning, get in the water, paddleboard, spend time with family and come back home without making an entire day of it is something else.
That is the difference between looking at the ocean and living with the ocean.
Golf Is Part of the Lifestyle — But Not the Whole Story
Palmilla Golf Club is one of the defining features of the community.
The 27-hole layout includes the Mountain, Ocean and Arroyo courses, with dramatic desert and Sea of Cortez scenery throughout.
But I think it is important for buyers to understand that Palmilla isn’t simply a golf community.
That’s one of the reasons its appeal is so broad.
One person might spend the morning on the course.
Another might walk the beach.
Someone else might have breakfast, go shopping, meet friends for lunch or simply spend the afternoon at home enjoying the view.
Palmilla allows different lifestyles to coexist in the same place.
What Is It Like Living in Palmilla?
This is where Palmilla becomes more interesting to me.
Luxury real estate photography tends to focus on the house.
But when someone is considering buying a home in Los Cabos, I think the better question is:
What will my life look like after I buy it?
In Palmilla, the answer can be remarkably flexible.
You can have privacy without feeling isolated.
You can have resort-level amenities without necessarily living in a hotel.
You can enjoy the beach, golf, dining and outdoor lifestyle while still being relatively close to San José del Cabo.
And that balance is difficult to replicate.
Palmilla and San José del Cabo
Location matters.
Palmilla sits in the San José del Cabo area, which gives residents access to the character and everyday lifestyle of one of the most established towns in Los Cabos.
This is one of the reasons I often tell buyers that choosing a property isn’t only about the community itself.
You are also choosing your relationship with the surrounding area.
San José del Cabo offers a very different atmosphere from Cabo San Lucas—more historic character, a strong local identity, galleries, restaurants and the charm of its downtown.

That broader perspective is important because Palmilla isn’t an isolated resort bubble. It is part of the larger Los Cabos lifestyle.
The Different Faces of Palmilla
One thing buyers should understand is that Palmilla isn’t one single type of real estate.
There are different neighborhoods, different elevations, different orientations and very different price points.
You can find:
- Oceanfront residences
- Ocean-view homes
- Golf-oriented properties
- Villas
- Condominiums
- Homesites
- Large custom estates
And the experience can change considerably depending on exactly where within Palmilla you are looking.
This is one of those situations where simply searching for “homes for sale in Palmilla” isn’t enough.
You need to understand the differences between the neighborhoods.
Palmilla Is Also Entering a New Chapter
This is perhaps one of the most interesting things happening in Palmilla right now.
The community is not standing still.
Palmilla Reserve represents a new phase of development within the Palmilla community, introducing new residential opportunities, private amenities and a wellness-oriented vision anchored by the future SIRO Palmilla.
The Reserve is expected to include estate homesites, luxury villas and residences, along with the Reserve Club and SIRO-branded residences.
That creates an interesting contrast:
Palmilla has history—and it also has a future.
For buyers, that combination is worth paying attention to.
Who Is Palmilla Right For?
In my experience as a real estate advisor, I don’t think there is one “perfect” Palmilla buyer.
But Palmilla tends to appeal to people who value some combination of:
Privacy
Beach access
Golf
Architecture
Resort-level amenities
Established communities
Proximity to San José del Cabo
Long-term ownership
And perhaps most importantly:
a sense of place.
Some buyers want the newest community.
Others want to own somewhere that already has a history.
Palmilla is very much in the second category.
Is Palmilla a Good Place to Buy a Home?
That depends entirely on what you want from the purchase.
If your priority is the lowest possible entry price, Palmilla probably isn’t where I would begin.
If your priority is finding a community with a strong identity, established infrastructure, beach access, golf, privacy and a long history within Los Cabos, then Palmilla deserves serious consideration.
But there is an important distinction:
Buying in Palmilla doesn’t automatically mean buying the right property.
The exact neighborhood, orientation, view, lot, architecture, amenities, HOA structure, ownership costs and future development around the property all matter.
That is where professional guidance becomes important.
What I Would Tell Someone Considering Palmilla
If you’re thinking about buying in Palmilla, don’t start with:
“What is the most beautiful house available?”
Start with:
“What kind of life do I want to have here?”
Do you want to walk to the beach?
Do you want golf outside your door?
Do you want expansive Sea of Cortez views?
Do you want privacy?
Do you want to be close to San José del Cabo?
Do you want a turnkey property or the opportunity to build?
Do you want something primarily for personal use, a second home, or a longer-term investment?
Those answers will narrow the search much faster than simply looking at hundreds of listings.
Palmilla Isn’t for Everyone — And That’s Part of Its Appeal
One of the things I appreciate about Los Cabos is that there isn’t one definition of luxury.
Some people want the energy of Cabo San Lucas.
Some prefer the artistic character of San José del Cabo.
Others want the Pacific landscape around Todos Santos or Cerritos.
And some want Palmilla.
Palmilla offers a particular combination of history, beach, golf, privacy and refined Baja living that is difficult to reproduce somewhere else.
That’s why it continues to matter.
My Perspective as a Los Cabos Real Estate Advisor
I’ve always believed that buying real estate in Los Cabos should begin with understanding the place, not the property.
A house can be beautiful.
A view can be spectacular.
A community can have incredible amenities.
But the real question is whether the location fits the life you want to live.
Palmilla is one of those communities where that question becomes especially interesting because the lifestyle is such a significant part of the value.
And with Palmilla entering another chapter through Palmilla Reserve, I think it will be fascinating to see how this iconic part of Los Cabos evolves while maintaining the character that made it special in the first place.
Final Thoughts
Palmilla has been part of the Los Cabos story for generations.
Its beach, golf, architecture, history and residential communities have helped establish the standard for luxury living in Baja.
But what makes Palmilla special isn’t any single amenity.
It’s the combination.
The feeling of being somewhere established, beautiful and private—while still being connected to San José del Cabo and everything that makes life in Los Cabos so appealing.
That’s what I think people are really buying when they choose Palmilla.
Not just a home.
A way of living.
