Living in Cerritos and Pescadero: A Different Side of Baja California Sur

If you are exploring Baja California Sur and most of what you have seen so far has been Cabo San Lucas, San José del Cabo or even Todos Santos, there is another side of the peninsula worth discovering.

Cerritos and Pescadero offer a very different experience.

This is the Pacific side of Baja — where the pace is slower, the landscape feels more open, the ocean is always close, and daily life is shaped more by nature and community than by the energy of a major resort destination.

For some people, that is exactly what they are looking for.

For others, it may feel too quiet.

And that is why, when someone asks me whether Cerritos or Pescadero is a good place to live, I usually think the better question is:

Is it the right place for the way you want to live?

If you are considering living in Cerritos and Pescadero, understanding the lifestyle here is an important first step.

What Is Living in Cerritos and Pescadero Really Like?

Cerritos and Pescadero are located on the Pacific side of the Baja California Sur peninsula, south of Todos Santos and within an area that has developed its own distinctive identity.

Although they are closely connected geographically, they offer somewhat different experiences.

Cerritos is strongly associated with the beach. Surfing, sunsets, ocean views, wellness and a relaxed coastal lifestyle are a big part of its appeal.

Pescadero feels more connected to the land. Agriculture, open spaces, local communities and a quieter rural atmosphere are part of what makes the area special.

The two areas are close enough that many people experience them as part of the same lifestyle region.

But when someone tells me they are interested in living in Pescadero, one of my first questions is:

What part of Pescadero do you mean?

Location matters here.

The experience can change considerably depending on how close you are to the beach, the highway, restaurants, services and other amenities.

That is one of the reasons I always recommend understanding the area before focusing on a specific property.

What Is It Like Living in Cerritos?

Living in Cerritos is largely about the Pacific.

The beach is one of the biggest attractions, and the area has become known for surfing, outdoor activities, wellness and a more relaxed approach to everyday life.

You can spend your morning walking near the ocean, have lunch at a local restaurant and finish the day watching the sun disappear over the Pacific.

There is a growing international community, but Cerritos still feels very different from Cabo San Lucas.

You are not surrounded by large shopping centers, major resorts and the constant activity of a tourist destination.

Instead, the lifestyle is more intimate.

People come here because they want to slow down.

They want more connection with nature.

They want to spend more time outdoors.

And many simply want to live somewhere where the ocean is part of their everyday environment rather than something they visit on vacation.

That lifestyle can be incredibly appealing.

But it is important to understand what it means in practical terms.

Cerritos is not Cabo.

If you want extensive shopping, nightlife, large supermarkets and a wide selection of services just minutes from your front door, you may find Cabo more convenient.

If you are looking for space, nature, beach access and a slower rhythm, Cerritos may feel much more like home.

What Is It Like Living in Pescadero?

Pescadero has a different personality.

The area has deep agricultural roots, and the landscape reflects that connection to the land.

You will find farms, gardens, open spaces and mountain views alongside newer residential and hospitality developments.

That combination gives Pescadero a character that is difficult to replicate.

There is a sense of space here.

And for many people considering living in Pescadero, that is one of the biggest attractions.

You can be relatively close to the Pacific Ocean while still feeling removed from the pace and density of a traditional resort community.

The lifestyle tends to attract people who value privacy, nature, outdoor living and a quieter environment.

At the same time, Pescadero is not isolated.

You are within reach of Todos Santos, Cerritos and the broader Pacific corridor, which gives residents access to restaurants, services and activities without sacrificing the feeling of being away from it all.

That balance is one of the area’s strongest qualities.

That is part of what makes living in Cerritos and Pescadero so appealing to people looking for a slower and more connected way of life.

Cerritos, Pescadero or Todos Santos?

This is where things get interesting.

All three areas can appeal to someone looking for a different pace of Baja living, but they are not interchangeable.

Cerritos tends to appeal to people who want a stronger connection to the beach and Pacific Ocean.

Pescadero may be a better fit for someone looking for more space, nature, privacy and a connection to the agricultural side of Baja.

Todos Santos offers more of a town experience, with its historic character, art galleries, restaurants, cultural events and established community.

There is no universally better option.

There is a better fit for your lifestyle.

That distinction matters when you are thinking about buying property.

A beautiful home in the wrong location is still the wrong home.

Who Is Cerritos and Pescadero Really For?

There is no single type of person who chooses this part of Baja.

But I often see the area appeal to people who are looking for one or more of the following:

  • A second home near the Pacific
  • A slower lifestyle
  • More privacy and open space
  • Surfing and outdoor activities
  • A stronger connection with nature
  • A place to spend extended periods of time away from a colder climate
  • A retirement or future-retirement destination
  • A more relaxed environment for remote work
  • A lifestyle centered around the beach rather than nightlife

It can also appeal to buyers who have already experienced Cabo and are looking for something less developed and more connected to the landscape.

That is an important distinction.

Some buyers come to Baja looking for convenience.

Others come looking for freedom.

Cerritos and Pescadero tend to attract the second group.

What Should You Know Before Buying in Cerritos or Pescadero?

If you are considering buying property here, I would encourage you to spend time understanding the location before falling in love with a particular house or view.

In this part of Baja, small differences in location can make a big difference in your daily experience.

How far are you from the beach?

How easy is the access?

Where are the nearest restaurants and services?

How long does it take to get to Todos Santos?

What does your typical drive look like?

What kind of infrastructure is available where you want to live?

How connected do you want to be to a community?

And perhaps most importantly:

What do you want your everyday life to look like?

These questions are often more important than the number of bedrooms or the size of the property.

A buyer who wants to walk to the beach every morning may have very different priorities from someone who wants a larger property with privacy and space.

That is why I believe real estate advice should start with lifestyle.

The property comes after.

Is Cerritos or Pescadero Right for You?

Maybe.

But I think the better question is not whether Cerritos or Pescadero is a good place to live.

It is.

The question is whether it fits the way you want to live.

If you want the energy, services and convenience of Cabo San Lucas, these areas may feel too quiet.

If you want the historic character and cultural life of Todos Santos, you may prefer being closer to town.

But if your idea of a good life involves Pacific sunsets, open space, nature, a slower pace and a stronger connection to the landscape, Cerritos and Pescadero deserve a closer look.

And sometimes the best way to understand that difference is simply to spend some time here.

If you are seriously considering living in Cerritos and Pescadero, I would recommend experiencing both areas before deciding where you want to focus your search.
