Buying a $5 Million Property in Los Cabos: The Essential Guide

Buying a $5 million property in Los Cabos is very different from simply looking for a beautiful house.
At this level, the question is rarely “Can I find something luxurious?”
You can.
The more important questions are:
Where should I buy? What kind of lifestyle do I want? How much privacy do I need? Which community makes sense for me? And does the property actually fit the way I plan to use it?
When you’re investing this much into a property, the decision deserves more than a collection of listings and impressive photographs.
It deserves perspective.
After years working with buyers in Los Cabos, I’ve learned that the most important part of the process is not finding the most expensive property you can afford.
It’s finding the property that makes the most sense for you.
What Does $5 Million Buy You in Los Cabos?
A $5 million budget puts you into a very different segment of the Los Cabos real estate market.
Depending on the location, community, views, size, amenities, architecture, and level of privacy, you may be looking at:
- A luxury oceanfront or ocean-view residence
- A large home within a private master-planned community
- A sophisticated villa designed around indoor-outdoor living
- A property within a highly amenitized resort community
- A residence with multiple bedrooms designed for family and guests
- A home intended primarily as a private retreat
- Or a property that combines lifestyle with investment potential
But here’s something important:
$5 million does not mean the same thing everywhere in Los Cabos.
A $5 million property in one community can offer a completely different experience from a $5 million property somewhere else.
That is why I don’t recommend starting the search by looking at price.
I recommend starting with lifestyle and location.
Choosing the Right Location When Buying a $5 Million Property in Los Cabos
Los Cabos isn’t one market.
It is a collection of very different communities and lifestyles spread across a relatively large area.
Someone who wants restaurants, galleries and a more traditional town atmosphere may feel very differently about San José del Cabo than someone looking for maximum privacy on the East Cape.
A buyer who wants marina access, nightlife and a more energetic environment may gravitate toward Cabo San Lucas.
Someone else may want a private golf community where the property, club, amenities and surrounding environment are all part of the experience.
And for some buyers, the Pacific side, Todos Santos, Pescadero or another area of Baja California Sur may ultimately make more sense.
At the $5 million level, location becomes part of the property itself.
The right house in the wrong location can still be the wrong purchase.
Private Community vs. Resort Lifestyle
One of the decisions I often encourage luxury buyers to think about is the difference between owning inside a private community and owning within a resort-oriented environment.
They can look similar on a listing.
The experience can be completely different.
Some buyers value:
- Privacy
- Security
- A sense of community
- Golf
- Club amenities
- Restaurants
- Wellness facilities
- Beach access
- Concierge services
- Property management
- Social opportunities
Others want something much more private.
They may prefer a residence where they can arrive, close the doors and feel completely disconnected from the outside world.
Neither approach is better.
The important thing is knowing which experience you actually want.
That’s one reason I believe visiting several communities before making a decision is so valuable.
Sometimes a buyer arrives in Los Cabos convinced they want one thing and leaves with a completely different understanding of what fits their lifestyle.
Look Beyond the House
When you’re considering a $5 million property, it’s easy to become focused on the architecture.
The kitchen.
The pool.
The view.
The finishes.
The bedrooms.
Those things matter.
But they’re only part of the equation.
I would also encourage buyers to look closely at the community and the environment surrounding the property.
What is planned for the surrounding land?
How much construction is still expected?
What are the community rules?
What are the HOA or membership costs?
How is the property maintained when you’re away?
What services are available?
How easy is it to access the beach, golf, restaurants or town?
What does ownership actually feel like when you are here for two weeks?
And what happens when you’re not?
These questions can have a much greater impact on your ownership experience than choosing between two different countertops.
The Financial Side of a $5 Million Purchase
A $5 million purchase should also be evaluated beyond the purchase price.
There are transaction costs, ongoing property expenses, insurance, maintenance, property management and, depending on the property and ownership structure, community or club fees.
If the property is intended as an investment or occasional rental, there are additional considerations.
How will the property be managed?
Who will take care of it while you’re away?
What level of rental demand exists for that particular property?
Are you buying primarily for appreciation, rental income, personal use, or a combination of the three?
Those objectives can lead you toward very different properties.
A luxury home isn’t automatically a good investment simply because it’s expensive.
The investment thesis needs to make sense independently from the emotional appeal of the property.
Buying From the United States or Canada
For international buyers, there is another layer to consider.
Purchasing property in Mexico is absolutely possible for foreign buyers, but the ownership structure and transaction process deserve proper attention.
In coastal areas such as Los Cabos, foreign buyers commonly acquire residential property through a fideicomiso, or bank trust.
The important point is not simply understanding the terminology.
You should understand how the ownership structure works, what the associated costs are, what is involved in transferring the property, and how the process fits into your long-term plans.
This is one area where I always recommend that buyers work with qualified legal and closing professionals rather than relying solely on a real estate advisor.

Due Diligence Matters Even More at $5 Million
The more expensive the property, the more expensive a mistake can become.
That’s why I don’t believe luxury real estate should be treated like a simple transaction.
Before moving forward, buyers should understand the property’s legal situation, title, permits, community documentation, HOA obligations, physical condition and any other factors that could affect ownership.
And if you’re buying within a development, you should understand not only what exists today, but also what the community is expected to become.
A beautiful view today isn’t necessarily the same beautiful view five years from now.
Due diligence isn’t about being negative.
It’s about making sure the property you’re falling in love with is also the property you are comfortable owning.
The Most Expensive Property Isn’t Necessarily the Best Property
This may sound obvious, but it’s something worth saying when buying a $5 million property in Los Cabos.
If your budget is $5 million, you don’t necessarily need to spend $5 million.
Sometimes the right property is $3.5 million.
Sometimes it’s $4.5 million.
Sometimes spending the full $5 million gets you something that is substantially better aligned with your lifestyle.
The answer depends on what you’re trying to accomplish.
That’s why I prefer to understand the buyer before sending a long list of properties.
Are you looking for a second home?
A place for your family?
A retirement residence?
A vacation property?
A rental investment?
A long-term asset?
Or simply a place where you can spend several months every year enjoying Baja?
Those answers change the search.
Why Local Perspective Matters
When you’re buying at this level, you don’t necessarily need someone who can show you the largest number of properties.
You need someone who can help you filter.
There are thousands of properties and dozens of communities in Baja California Sur.
The value of an advisor is not simply access to inventory.
It’s knowing what questions to ask, understanding the differences between communities, recognizing potential issues and helping you compare properties objectively.
I’ve always believed that my job is to advise, not simply sell.
Sometimes that means showing a client a property they love.
Sometimes it means telling them, “I don’t think this is the right one for you.”
I consider both part of the job.
Start With the Right Questions
Before I begin showing a buyer properties in this price range, I want to understand a few basic things.
How do you want to use the property?
How often will you actually be in Los Cabos?
Do you want privacy or community?
How important are golf, beach access, restaurants and amenities?
Are you looking for a finished residence or something you can customize?
Is investment performance part of the equation?
And perhaps most importantly: what do you want your life in Los Cabos to feel like?
Once those questions are clear, the search becomes much more focused.
That’s where the real value begins.
Final Thoughts
Buying a $5 million property in Los Cabos is a significant decision.
But it doesn’t have to be complicated.
The right approach is to slow down, understand the market, compare communities, evaluate the property carefully and make sure the purchase fits both your financial objectives and the lifestyle you’re looking for.
There are extraordinary properties in Los Cabos.
But the goal isn’t simply to find an extraordinary property.
It’s to find the right one for you.
